What does an EICR cover?

An EICR records the condition of the fixed electrical installation, including wiring, sockets, lighting and the fuseboard. Inspection and testing help identify defects and safety concerns.

“Turned up on time very professional”

SueElectrical check for a property sale · November 2024 · MyJobQuote review

“Came to test circuit that was tripping the RCD. Honest advice given that the circuit tested ok, and the problem was likely to be with one of the tenant’s appliances. I will have no hesitation in contacting John Day Services next time I need an electrical issue sorting”

Questions from landlords

How often does a rental property need an EICR?

For rented homes covered by England’s electrical safety regulations, inspection and testing is required at least every five years, or sooner if the report specifies a shorter interval. Check your existing report for the next inspection date.

Is an EICR the same as a landlord electrical safety certificate?

An EICR is the condition report people often mean when asking for a landlord electrical safety certificate. It records inspection and test findings; it is not a promise that an installation will pass or a certificate for new installation work.

What if the report is unsatisfactory?

The findings identify what needs attention. Where the regulations apply, required remedial work or further investigation must be completed within 28 days, or sooner if the report sets a shorter deadline. Send us the report so we can discuss the work needed.

How much does an EICR cost?

The property, its electrical installation and the inspection scope affect the quote. Tell us the property type, number of bedrooms, postcode and whether it is occupied. Include an existing report if you have one.

Can you help with other electrical work at a rental property?

Yes. We also handle fault finding, sockets, lighting, rewires and fuseboard upgrades. Tell us what needs attention alongside your inspection enquiry.
